Development Threatens Wingerworth Hall & Local Wildlife

‘Local Authority failed to consider the application in a reasonably competent way’, says expert

In 2007, Kevin and Steph Knight bought a grade 2 listed property know as "The Yews" in Wingerworth which came with a large, private garden. This property was full of charm and character dating back to circa 1680 and predating Wingerworth Hall by at least 50 years. Together, they restored their new home and opened up the passageways in keeping with the original build. The initial purchase by Kevin and his family secured only part of the estate. A parallel property and remaining land was subdivided after the late owner passed away. Recently, a developer acquired a segment of land, STC, which was originally unavailable to Kevin and Steph Knight. In February 2020, the developer submitted a planning application (20/00170/FL) for a ‘4 bed single story dwelling with mezzanine and a 3 car garage with office space’. The developer proposes a footprint larger than the original grade 2 listed buildings on the site. A new access road will destroy sections of land on the site of the grade 2 listed buildings, whilst removing at least 11 trees and any wildlife which relies on them. Furthermore, the access road risks unlocking further infill development and more issues in the future.

North East Derbyshire District Council follows the “unusual and undesirable policy of not employing a conservation officer” (CDCS Report)

Experts such as Spencer Heritage, have assisted with the objection, they note that the plan is ‘contrary to Policy W11 of the Wingerworth Parish Neighbourhood Plan’, whilst Chesterfield and District Civic Society, CDCS, highlighted how the ‘local planning authority failed to consider the application in a reasonably competent way’.

Frank Adlington-Stringer, of the Derbyshire Green Party, met with Kevin to discuss the heritage of the site and potential solutions. Kevin commented that ‘Frank’s input was very welcome, he grabbed it by the horns”. Unfortunately, the uncertainty continues for Kevin and his family as the application’s deadline was extended until September 30th as the council continues to consider this application. Frank and the local Green Party will continue to work with Mr Knight, his family and others in the community to protect local wildlife, green spaces and our heritage whilst advocating for appropriate housing.
